Utrecht Science Park will soon be home to a second Life Sciences Incubator (LSI). This is needed to meet the increasing demand for offices and laboratories from start-ups in the life sciences sector.

Project details

Approximately 6,200 m2 GFA (gross floor area), consisting of approximately 4,000 m2, including 1,600 m2 FFA (functional floor area) of laboratories, 1,700 m2 FFA of office space, around 700 m2 FFA of support spaces, 1,084 m2 of traffic facilities and 50 m2 of storage space.

Planning

New construction was completed end of 2015. In 2016, adjustments for the new tenants are made, followed by moving in. 

Accessibility, flexibility and efficiency have been prioritised in the new building. Its appearance will be professional, business-like and functional. Through efficient use of space, it will accommodate future fluctuations in user numbers, such as new enterprises and small to medium-sized companies in the life sciences sector. The LSI will be a transparent and inviting building that makes ample use of glass. It will feature special glazing to maintain cool shade inside the building, and the angled façade will provide natural protection from sunlight and heat. The use of glass will have a positive impact on the building’s life cycle costs in terms of replacement, maintenance and sustainable use of materials. Another special design feature is the ensemble of bridges and stairs that all meet in the central atrium, which will foster cooperation.

In accordance with the sustainability ambitions of Utrecht ľ¹Ï¸£ÀûÓ°ÊÓ, the LSI will be BREEAM certified as 'Excellent'. However, the GiesbersWijchen/Mecanoo construction consortium still aims to achieve an 'Outstanding' certification for the LSI, thus surpassing its sustainability targets for this building.
