Graduating in the coming years? Chances are increasing slightly you won鈥檛 end up living in a cupboard, if we may believe the coalition agreement

Yes, you might enjoy the tiny-house-feeling of your few-square-meters room, but many students want something a bit more luxurious. Luckily, a house with room for a dog is not much to ask鈥 As long as you are willing to leave Randstad and earn four times more than the rent. Buying is a phenomenon you may only dream about. So, what are the chances of getting a (nice) starter house, just after graduating? This is what you can expect, based on the 2021-2025 coalition agreement.

The new gives a little hope in terms of new houses. The government will 鈥渁ccelerate the housing market up to building 100.000 houses per year鈥; about 40.000 more per year than in . 鈥淪pecial attention" will be laid on construction of houses for starters, students and others with less fortunate financial situations. Does this solve the problem of not being able to get a starter house? Not entirely, keeping in mind the in general rising house prices. Moreover, the upper limit of rental prices will be removed during Rutte IV, making renting even less attractive. This shows that the coalition agreement is mostly promising for those who can afford buying a house. Unfortunately, the latter is rarely a situation recent (GSLS) graduates find themselves in, due to e.g., crazy bidding wars.

There is another elephant in the room: your old friend the student loan. The promised compensation for this will leave you with about exactly the same debt (minus ~1000 euro per student). Luckily, another statement from the coalition agreement may give you a little more perspective: when trying to get a mortgage, only the current status of your debt will be decisive. In earlier years, mortgagers took the starting (read: highest) point of student debts into consideration.

Another factor helping you find a starter house is the job market. For a part of the population, salary standards will get more attractive, because the minimum salary will be gradually increased with 7,5%. For GSLS graduates in particular: In the next years, a larger sum money will be set aside for science, education, and healthcare, suggesting for most of you the job market looks favourable.

To conclude, the coming years seem somewhat promising for (GSLS) graduates regarding the growing housing- and job market; but mostly for people who are able to buy a house instead of renting. Although the compensation for our student loan is almost negligible, many petitions on increasing this budget are being signed 鈥 raising students鈥 voices in the parliament. Most importantly, the coalition agreement consists of 鈥榤ere鈥 decisions made on paper. The accords have not always shown their promised results in practice. Let鈥檚 hope for the best.
